Plaza Home Mortgage® has improved our DSCR Investor Solutions 2 program! Below is a summary of what’s changed. For complete details and clarifications, please review the updated program guidelines. Updates that are improvements may be applied to existing commitments as well as new commitments. All updates are effective for loans purchased on or after January 13, 2026.

DSCR Investor Solutions 2 Program Guideline Update Summary:

  • Minimum Loan Amount reduced to $100,000 (was $150,000).
  • Short-Term Rental allowed on purchase (was refinance only).
  • First-Time investors are now allowed.
  • Experienced investors living rent free are now allowed.
  • Rate/Term incidental cash-out up to $5,000 allowed (was $2,000).
  • Refinance LTV based on appraisal after 6 months of ownership (was 12 months).
  • Construction loan payoff appraised value used after 6 months ownership (was 12 months).
  • Non-Permanent Residents are now eligible.
  • Tradeline requirements waived for borrowers with 3 credit scores.
  • Housing payment history for experienced investor updated to 1 x 30 x 12 (was 0 x 30 x 24).
  • Housing history requirement for first-time investor 0 x 30 x 36.
  • Interest Only qualifies on the ITIA payment (was fully amortized PITIA).
  • Vacant properties are now allowed with LTV reduction on refinances.
  • Assets large deposits are now defined as a deposit > 5% of the loan amount.
  • Business funds may be used as reserves and business funds use requirements updated.
  • Stocks/Bonds/Retirement funds clarified proof of liquidation may not be required.
  • Gift funds are now allowed.
  • Interested party contributions up to 3% are allowed (was 2%).
  • Acreage reduced max acreage to 5 acres (was 20).
  • Two appraisals required for loan amounts > $2,000,000 (was $1,500,000).
  • Transferred appraisals are now allowed.
